- Built-up area: the total cost grows with every square metre built, including the basement.
- Interior finishing level: sanitary ware, doors, joinery, ceilings and lighting make the biggest difference between a standard and a luxury villa.
- Floor tiles: marble costs more than porcelain to supply and install.
- Façade: paint is the most economical finish; local stone costs more, and imported stone more again.
- Aluminium windows and doors: international systems cost more than local systems.
- Elevator: an international system costs more than a local one.
- Air conditioning: a concealed ducted or VRF system costs more than split units.
- Home automation: from basic lighting and air-conditioning control up to a full smart home.
- Basement: its reinforced concrete walls make each basement square metre more expensive than the floors above.
- Swimming pool and spa: priced as separate items on top of the villa itself.
What the estimate does not include
- Land.
- Municipal and authority fees (SAR 30,000–150,000).
- Architectural and engineering design fees.
- Landscaping and external works (SAR 50,000–800,000).
- Dewatering, if groundwater is found on site: usually priced separately after excavation starts.
- Furniture and loose items (typically 20–30% of construction cost).
Build time
About 14 months from start to handover for 500–1,000 m², about 16 months for 1,001–1,600 m². Design, drawings and permits take about 3 months before that. This doesn’t include extra time with a specialised design office, or interior work.
