Falcon is a design-build villa contractor in Jeddah, building private villas from excavation through to the day you move in. We manage the structure, the MEP systems and the finishing under one team, on one programme, answerable to one point of contact. A typical villa runs 14 to 18 months from permit to handover.

Most clients come to us with a design already drawn. That is how we prefer to work: you bring the drawings, we build them. It keeps the responsibilities clean and it keeps the programme honest, because we are pricing something that already exists on paper rather than something still being decided.

That is not the only way we work. If you own the land and nothing else yet, we can pick you up from there — arrange the design through architects we work with, take it through Jeddah Municipality for the building permit, and carry the project to handover. You end up with one company accountable for the whole thing rather than a design office pointing at a contractor and a contractor pointing back.

Our Process

Design–Build Residential Construction

Falcon manages the entire villa construction process under one team. From design planning to final construction, everything is coordinated smoothly so clients don’t have to deal with multiple contractors.

Our scope on a full villa covers site preparation, excavation and dewatering where ground conditions require it; foundations and the reinforced concrete structure; block work and internal partitioning; complete MEP covering electrical, water supply, drainage and HVAC; plastering, tiling, joinery, painting and all finishing trades; smart home systems where specified; and testing, commissioning and handover.

Where clients usually get caught out is what sits just outside a construction contract. Authority fees, soil investigation, loose furniture and fittings, and landscaping are commonly assumed to be included and commonly are not. We put them in writing at quotation stage, in or out, so there is no argument about it eighteen months later.

Planning & Engineering

Design and permitting takes four to twelve weeks depending on the size and complexity of the project. That covers architectural, structural and MEP drawings, and the building permit itself, issued by Jeddah Municipality. Construction Execution

The structural frame is the longest single stage on most villas — three to eight months depending on the number of floors and how complex the design is. Across the whole project, expect 14 to 18 months from the date the building permit is issued to final handover. Add the four to twelve weeks of design and permitting before that and the realistic total is roughly 15 to 21 months from the day you start design work.

The single most effective thing a client can do to protect their own timeline is to finalise finishing selections before the structural work is done. Tiles, sanitaryware, joinery and lighting chosen late are the most common cause of delay on a villa in Jeddah, and they are entirely within the client’s control.

Quality Control & Handover

Before handover, all systems and construction work are carefully inspected. Any adjustments are completed to ensure the villa is delivered exactly as planned.

We build to the Saudi Building Code and to the permit conditions issued by Jeddah Municipality. That is the floor, not the ceiling. Our processes align with ISO 9001 for quality management, ISO 14001 for environmental management and ISO 45001 for occupational health and safety, all backed by JAS-ANZ accreditation. On site that means inspection at each stage rather than at the end, one engineer accountable for each discipline, and a written record of what was tested and when.

1,260 m² across four floors. Excavation through to handover, designed in collaboration with MESURA, a Spanish architecture practice. The site was the difficulty: excavation went down five metres, with dewatering required from 2.4 metres to keep the works dry and stable. The build also ran through the COVID period, which delayed imported tiles, garage doors and furniture.

Choosing the Best Villa Contractor in Jeddah

There is no shortage of contractors in Jeddah. What separates them is not the brochure, it is what happens in month eleven when the finishing schedule is under pressure and someone has to decide whether to do it properly or do it quickly.
